Other Duchy Communities

Nansledan is one of a number of Duchy of Cornwall developments built on the principles of architecture and urban planning advocated by His Majesty King Charles. Other developments by The Duchy include Tregunnel Hill in Newquay, Tregurra Park in Truro, and Poundbury in Dorset. The Duchy has also put forward proposals for an extension to the town of Faversham in Kent.

Poundbury

Poundbury is an urban extension to the Dorset county town of Dorchester, built on the principles of architecture and urban planning as advocated by His Majesty King Charles, as Duke of Cornwall, in his book ‘A Vision of Britain’. 

Poundbury reflects four key principles which are shared with Nansledan: architecture of place, integrated affordable housing, mixed use and walkable neighbourhoods. 

This approach challenged some of the planning assumptions of the latter part of the 20th century. As Poundbury has developed, it has demonstrated that there is a genuine alternative to the way in which we build new communities in the UK.

Poundbury is currently home to approximately 3,800 people in a mix of private and affordable housing. The community also provides employment for over 2,300 people and is home to 207 businesses. It is due to be completed in 2026.

Tregurra Park

Tregurra Park is a Duchy of Cornwall partnership project with Cornwall Council, Waitrose, the Great Cornish Food Store and developer Zero C on Duchy-owned land on the eastern side of Truro in Cornwall.

The project meets a number of local needs, including a new 1,379-space park and ride facility to reduce congestion and cut carbon emissions in the city, a household waste recycling centre to encourage more sustainable living, a Waitrose store and adjoining Cornish grocery store selling local produce, 101 new homes (of which 34 are classed as affordable) and an energy centre.

An allotment square co-located with a children’s play space has been designed in the centre of Trevethow Riel as part of the project’s wider food strategy, and some 6,000 trees have been planted throughout the scheme which was completed in 2020.

Tregunnel Hill

Tregunnel Hill is an award-winning Duchy of Cornwall development on the edge of Newquay town centre where many of the sustainability principles for Nansledan were first tested and proven.

The 10-acre development of 174 dwellings includes 48 affordable homes and workspace to accommodate around 30 jobs.

Tregunnel Hill was built by CG Fry & Son and Morrish Homes, who have worked with the Duchy of Cornwall on its Poundbury development at Dorchester for more than 20 years. To date, some 90% of the purchasers are local, many of them young families. The project has won four national and international awards since it was completed in 2016.
