Affordable Homes
Nansledan continues to respond to local housing needs, incorporating homes that are truly affordable to the local community. At present, 30% of homes in Nansledan are specifically “Affordable Homes”, available for local people on Cornwall Council’s Homechoice Housing Register. 50% of these homes are affordable rent with the remaining 50% split between shared ownership and discounted sales.
Integrated affordable homes
Nansledan’s affordable homes range from apartments to family homes, spread throughout the development. The affordable housing is designed and built to the same high standards as the other types of housing and is indistinguishable in appearance.
Across Cornwall, Affordable Rent is pegged to the lesser of 80% market rent or the Local Housing Allowance (LHA), which is based on the average income in the local area. This is means tested, and if you are on a low income or unemployed and in full receipt of Universal Credit/housing benefit, then your LHA rent is paid in full.
Shared ownership purchase options usually range from 25% to 75% of the property price, with the ability to purchase additional shares or staircasing into full homeownership as circumstances and affordability improves. Discounted sales are usually set at 70% of the market price, with the benefit of full ownership and therefore no charges on the percentage you don’t own, but at the point you wish to sale you must sell the property at the same 30% discount off market value to someone else on the Homechoice Housing Register.

Affordable homes at Nansledan are owned by Registered Providers/partner Landlords, who advertise the homes via Homechoice.
Homechoice is the choice-based system for letting council and housing association homes in Cornwall and is designed to ensure that homes are allocated to applicants that Cornwall Council consider have the most urgent need.
Applicants must register with Homechoice, before then bidding on any available property.

Low carbon construction
Nansledan is embracing new technologies (such as air-source and ground-source heat pumps, solar slates and battery storage) and carbon-efficient methods of construction (using local and sustainably sourced materials) in its steps towards true Net Zero. It’s homes require less embodied carbon during their construction and operation and upcoming phases are now meeting London Energy Transformation Standards (LETI) and Royal Institute of British Architects (RIBA) 2030 standards, well ahead of the Government’s Building Regulations.
